A Process Made to Streamline Your Historic Home Renovation in Kansas City
Our process is made up of three phases: discovery, project development, and construction. This set-up allows us to plan every detail, schedule and execute your project efficiently, and coordinate every stage of your historic home renovation with no stone left unturned. This means we provide you with accurate project timelines and a completed renovation that balances your home’s historic charm, your modern living needs, and ultimately, a home that aligns with your vision.
Here’s what you can expect from each of these phases.
1. Discovery Phase
Our discovery phase starts with a free on-site consultation where we gather all the important details to work out the scope of your project and how easy or difficult it will be to complete.
The purpose of this phase is to learn all about you, your home, and your vision, understand the big picture, determine your end goal, and make sure we can make your historic home renovation happen together. After we’ve established that the project is a good fit, we draw up your design agreement to prepare for the next phase.

2. Project Development
The project development phase involves three separate steps: conceptual drawings, design development, and construction agreement.
First, we schedule an appointment to take measurements of your home and snap photos of your property to document its current condition – a process that gives us the data we need to begin architectural design drawings.
Using these measurements and the information we gathered during the discovery phase to guide us, we present up to three conceptual drawings of your project and discuss which design might work best for you. It’s possible that you’ll decide the perfect design for your project right off the bat, but often, our clients incorporate ideas from all conceptual drawings, finding a design that brings multiple ideas and creations together.
The second stage of this phase is design development. During this stage, we iron out some specifics of your design including fixtures and details so that we can work to perfect what truly makes a difference in the authenticity of your historic home renovation.
After we know the specifics, we connect with trade partners, suppliers, and any other professionals needed for your project to determine a firm budget.
When these details are specified, we create a finalized set of production drawings we use to execute your historic home renovation.
At this point, we enter into the third stage, signing the construction agreement..
Before construction begins we’ll have our preconstruction meeting and a selection meeting, if needed. The preconstruction meeting is where we’ll review project ground rules, timeline, and selection schedule. The purpose of the selection meeting is to finalize the materials you choose for your construction project, ensuring that they are cohesive to the historical authenticity of your home and in line with your vision.

3. Construction
When the project development stage is complete, we get to move onto the exciting part: construction. Throughout the process, our Superintendent and Project Manager will manage your project’s progress, overseeing daily progress to help guide timelines and protect your budget.
You’ll have access to our online project management tool so that you can access documents, photos, budget, and communications during every stage of your historic home renovation project. As we draw near completion of your project, we’ll conduct a final walkthrough to determine any outstanding items that still require attention before your final inspection.
Architectural Craftsmen provides a one-year warranty on all materials and workmanship following your design and construction process, in addition to some product warranties.
